Cloud kitchen setup cost in India for a single-brand kitchen in a rented unit usually lands between ₹4 and ₹12 lakh once you include the line everyone forgets: three months of working capital. Equipment is rarely the biggest number. The deposit, the fit-out and the cash you need to survive the slow first weeks together outweigh the burners and the fridge. This post lays out every line with a low and high range, explains what drives each one, gives three sample budgets at different ambition levels, and lists the places you can cut without hurting the food.
The full budget, line by line
Ranges are for a kitchen designed to do 60 to 120 orders a day in a tier-2 city or a metro suburb. Metro core areas push rent and deposit higher; buying used equipment pulls the middle rows lower.
| Line | Low (₹) | High (₹) | What moves it |
|---|---|---|---|
| Security deposit | 40,000 | 1,50,000 | Two to three months' rent; city and landlord |
| Civil work, exhaust, plumbing, electrical | 50,000 | 2,00,000 | Condition of the unit; whether an exhaust duct already exists |
| Cooking equipment | 40,000 | 1,20,000 | Cuisine: a tandoor, a pizza oven or a deep fryer each add ₹20,000 to ₹60,000 |
| Refrigeration | 35,000 | 1,00,000 | Deep freezer plus fridge at the low end; add a chiller and ice machine at the high end |
| Prep tables, racks, sinks, utensils | 30,000 | 80,000 | Stainless versus mixed; number of stations |
| Licences and registrations | 8,000 | 25,000 | Government fees are small; agent charges and fire equipment add up |
| Packaging, first stock | 15,000 | 40,000 | Printed and branded versus plain |
| Technology: printer, phone, ordering software | 10,000 | 30,000 | Thermal printer, a dedicated phone, first month of software |
| Opening inventory | 20,000 | 50,000 | Menu length and how much is frozen versus fresh |
| Branding, photos, menu design | 10,000 | 50,000 | Doing it yourself versus hiring a photographer and designer |
| Working capital, three months | 1,00,000 | 3,00,000 | Rent, salaries and utilities while orders ramp |
| Total | 3,58,000 | 11,45,000 |
Space, deposit and fit-out
A 250 to 600 square foot unit with commercial LPG access, ventilation and drainage. In tier-2 cities rent commonly runs ₹12,000 to ₹30,000 a month; in metro suburbs ₹25,000 to ₹60,000. The deposit is typically two to three months of rent and is the first large cheque you write.
Fit-out is where budgets blow up. An exhaust system with ducting to the outside can be ₹30,000 to ₹1,00,000 on its own depending on the run. Gas piping, a commercial sink line, waterproof flooring and adequate electrical load for refrigeration all add. Before you sign, get a contractor to walk the unit and quote; a unit that was previously a kitchen can save you a lakh in civil work alone.
Shared kitchen facilities skip most of this. You rent a fitted station, often with exhaust, cold storage and some licences handled, for a higher monthly fee and little or no fit-out. Cloud kitchen franchise and shared models compares what you get for the money.
Cloud kitchen equipment cost
Buy used where you can inspect the item and it has no compressor: burners, ranges, tables, racks, tandoors. Buy new for refrigeration and anything with a motor, because a failed freezer on a Saturday night costs more than the saving.
- Cooking line. A two or four burner commercial range runs ₹15,000 to ₹40,000. A tandoor ₹15,000 to ₹35,000. A commercial deep fryer ₹10,000 to ₹30,000. A pizza deck oven ₹30,000 to ₹80,000.
- Refrigeration. A 300 to 500 litre deep freezer ₹20,000 to ₹40,000. A commercial fridge ₹20,000 to ₹50,000. An under-counter chiller ₹25,000 to ₹50,000 if your format needs it.
- Prep and storage. Stainless steel tables ₹6,000 to ₹15,000 each; racks ₹3,000 to ₹8,000; a double sink ₹8,000 to ₹20,000.
- Small equipment. Mixer grinder, weighing scale, induction backup, knives, containers, ladles: ₹15,000 to ₹30,000 in total, and always more than you listed.
Match the equipment to the menu, not the other way round. A kitchen that buys a tandoor "in case" has spent ₹25,000 on a dish it does not sell.
Licences, compliance and technology
Government fees are modest: FSSAI registration is ₹100 a year and a state licence a few thousand a year depending on category; GST registration is free; trade licence and Shop and Establishment fees vary by state. Agent charges, fire extinguishers and signage for the LPG area are what push the line towards ₹25,000. Start these the week you sign the lease because they gate your aggregator listing. The licence checklist has each one with documents and timelines.
Technology is a small line if you keep it simple: a thermal printer for KOTs and bills (₹3,000 to ₹8,000), a dedicated phone for orders, and ordering software. For a cloud kitchen the software question is really a channel question. Aggregator partner apps are free to use; what costs is the commission on each order. A direct channel on your own WhatsApp number and a store page is a monthly plan plus a small per-order fee on a platform like Tezzu, which starts at ₹999 a month with ₹10 per order. Cloud kitchen software: what you actually need sorts the essentials from the nice-to-haves.
Working capital: the line that closes kitchens
Orders ramp over weeks. Rent, salaries and the LPG bill do not. If your monthly fixed cost is ₹1,20,000 and month one brings 25 orders a day at ₹300, that is ₹2,25,000 in sales, and after food cost, packaging and commission you are likely short. Months two and three are better but rarely profitable. Three months of fixed costs in the bank is the minimum; many owners who closed in year one say they had equipment money and no runway.
Commission makes this worse than it looks. With most launch orders on aggregators at 18 to 30 percent commission plus GST and a launch discount, a kitchen can be busy and still losing cash. Putting a direct channel in from the first week, with an order-direct card in every packet, is the cheapest way to shorten the runway you need.
Three sample budgets
Home-based test, around ₹1.5 lakh
Existing home kitchen, FSSAI registration, a deep freezer, a few extra tables and containers, packaging, photos done on a phone, a WhatsApp ordering channel and one month of ingredient stock. No deposit, no fit-out, no salaries. The purpose is to prove the menu and find your first hundred customers before renting anything.
Standard single-brand unit, around ₹6 to ₹8 lakh
A 350 square foot unit in a tier-2 city or metro suburb, ₹60,000 deposit, ₹1,00,000 fit-out, ₹1,50,000 equipment mostly used, ₹15,000 licences, ₹25,000 packaging and branding, ₹15,000 technology, ₹30,000 opening stock and ₹2,00,000 working capital. This is the budget most first-time owners should plan for.
Multi-brand kitchen, ₹12 to ₹15 lakh and above
A 600 square foot unit, full new equipment with a second cooking line, a walk-in or large chiller, three brands' worth of packaging and photos, a cook per brand, and working capital for a higher salary bill. Only sensible once you have run one brand and know your real numbers.
Where to cut and where not to
- Cut: new tables and racks (buy used), a long menu's worth of opening stock, a professional interior, equipment for dishes you have not validated, and branded packaging before you know the menu works.
- Do not cut: the exhaust system, refrigeration quality, the deposit cushion, working capital, or the order-direct inserts that bring repeat customers to your own number at a flat per-order cost instead of a percentage.

What is the minimum investment to start a cloud kitchen in India?
From an existing home kitchen, around ₹1 to ₹1.5 lakh covers FSSAI registration, a freezer, packaging, photos, a WhatsApp ordering channel and a month of stock. A rented single-brand unit realistically needs ₹4 lakh at the very low end, and ₹6 to ₹8 lakh is a safer plan once three months of working capital is included.
How much does cloud kitchen equipment cost?
For a single-brand kitchen doing 60 to 120 orders a day, cooking equipment, refrigeration and prep furniture together typically run ₹1 to ₹3 lakh. Buying used burners, tables and racks brings it to the low end; a tandoor, pizza oven or ice machine for a specific format adds ₹20,000 to ₹80,000 each. Refrigeration is the one place to buy new.
How much rent should I budget for a cloud kitchen?
In tier-2 cities, a 250 to 600 square foot unit commonly rents for ₹12,000 to ₹30,000 a month; in metro suburbs, ₹25,000 to ₹60,000. Add a deposit of two to three months' rent upfront. Shared kitchen facilities charge more per month but need little fit-out, which can be the better trade for a first kitchen.
How much working capital does a cloud kitchen need?
Three months of fixed costs, meaning rent, salaries, utilities and software, is the minimum. For a typical single-brand unit that is ₹1 to ₹3 lakh. Orders ramp slowly and aggregator commission takes a large share of early sales, so busy weeks can still be cash-negative. Moving repeat orders to a direct channel early shortens the runway you need.
